1155-1173 Hearst Ave aka “Hearst Gardens” is a proposed project in Berkeley comprised of 6 new units and updating 7 units. Located in a very walkable neighborhood, close to BART and multiple bus lines it is an ideal location for a little bit of density. The condos in this project provide a buying opportunity for folks who would like to put down roots in Berkeley but can’t afford a million dollar single family home (the minimum price of a home these days). There is a wide variety of dwellings, from large family-sized units to more naturally affordable smaller units, condo and rental. The original project went up to 3 stories but it has been downsized to a maximum of 2 stories.
This project was first proposed almost 4 years ago, using the density bonus it was going to give the current rent-controlled tenants first opportunity to buy the new rehabbed units but if they couldn’t afford it they were out of luck. Some had been living there a really long time, some were low income. The developer revised the project and assured the current tenants that their units would not be worked on until they moved. The project did get approved at ZAB but the neighbors and some of the tenants, spreading misinformation, appealed. So now it’s up to City Council to decide!
